Permitting & Code Compliance

Full permit application management, plan submission, inspection scheduling, and certificate of occupancy coordination across 12 states.

What we deliver

Our Permitting capabilities

Permit Application & Filing

Complete permit package preparation and submission — building, electrical, mechanical, plumbing, fire, and site permits. We know what each jurisdiction requires and file complete applications to avoid clock-stopping RFIs.

Code Consultation

IBC, IFC, NFPA, and state-specific code interpretation for complex occupancy scenarios, mixed-use buildings, and change-of-use projects. We engage the authority having jurisdiction early to resolve ambiguities before they become inspection failures.

Inspection Coordination

Inspection scheduling, superintendent preparation, and post-inspection response — corrective action for failed inspections is handled immediately with reinspection scheduled within 24 hours.

Who we serve

Ideal for these applications

Out-of-State Owners

Property owners and developers building in states where they have no existing contractor relationships or permit process experience.

Complex Occupancies

Assembly, healthcare, educational, and high-rise occupancies where code compliance is multifaceted and AHJ pre-application meetings are essential.

Fast-Track Projects

Projects where the schedule does not allow for permit delays — we engage the AHJ early and structure the permit submission for concurrent review where allowed.

Certificate of Occupancy Recovery

Existing buildings with outstanding code violations or deferred maintenance items preventing CO issuance — we scope, permit, and complete the corrective work.

How it works

Our permitting process

01

Code Analysis

Occupancy classification, construction type, egress analysis, fire protection requirements, and accessible route review — all determined before plans are drawn.

02

Permit Submission

Complete permit packages submitted with all required forms, fees, and supporting documentation. Electronic submission where available to reduce processing time.

03

Review Response

Plan review comments tracked and responded to promptly. Revised sheets resubmitted within the AHJ's response window to maintain progress.

04

Inspections & CO

Inspections scheduled, superintendent briefed on inspection scope, deficiencies corrected same-day where possible, and certificate of occupancy obtained.

Common questions

Frequently asked

How long does commercial permitting take?

Permit timelines vary widely by jurisdiction and project type. Simple tenant improvements in cooperative jurisdictions may permit in 2–4 weeks. Ground-up construction in complex jurisdictions can take 3–6 months. We set realistic expectations based on our experience in each jurisdiction.

Do you handle fire marshal and health department approvals?

Yes — for occupancies requiring fire marshal and health department plan review (restaurants, healthcare, assembly), we coordinate all review tracks simultaneously to avoid sequential delays.

Can you help if we already have a permit but are failing inspections?

Yes — we perform existing condition surveys, identify the deficiency root cause, develop a corrective scope, and manage it through to final inspection sign-off.
