We walk the space and document existing conditions — MEP systems, structural elements, hazardous materials presence, and code compliance status.

Phasing & Logistics Plan

Construction phasing, temporary partition locations, hours of work, and tenant communication plan developed and approved before mobilization.

Construction

Demolition, rough-in, framing, and finishes executed in sequence with daily progress updates and proactive issue resolution.

Punch & Handback

Punch list walkthrough with the owner or tenant, certificate of occupancy amendment if required, and space handed back clean.

Can you work in occupied buildings?

Yes — a significant portion of our renovation work is in occupied buildings. We develop detailed logistics and phasing plans to keep businesses running throughout construction.

How do you handle hazardous materials like asbestos or lead paint?

We perform visual surveys before demo and engage licensed environmental consultants for testing and abatement when required. We do not proceed with demo until the abatement report is complete.

Do you need to pull new permits for renovations?

Almost always, yes. Interior renovation permits are required for structural changes, MEP modifications, and changes of occupancy. We manage the permit process as part of our GC scope.
